What does ‘No Fee’ mean?
A ‘No Fee’ apartment means there aren’t broker fees charged. However, please note there can be other fees incurred such as an application fee.

What does the application fee cover?
The application fee covers the cost of running a credit report.

How long does the application process take?
The application process typically takes between 2-3 business days after submission of all necessary forms to receive an answer.

We are a married couple; can we submit one application?
No. Each applicant should submit a separate application.

Is the good faith deposit refundable?
Yes, in the event an applicant does not get approved for the apartment. Please see the Apply Page for more information on deposits.

What if I am an international applicant without U.S. credit or a U.S. guarantor?
If you don't have a U.S. credit score, or if you don't meet the apartment qualifications and aren't able to apply with a traditional guarantor, consult with your agent. You may still qualify on your own, or you may consider applying with a company that acts as a guarantor on the insurance model. Many property owners accept online lease insurance services as long as you qualify.

As a guarantor, what am I liable for?
Everyone on the lease, including guarantors, is "jointly and severally liable" for the entire lease. This means everyone can be held responsible for the whole rent – how you choose to split up that financial liability is up to you.

What is the move in cost?
Under NYS law, landlords/managements are allowed to collect only first month’s rent and security, which totals two month’s rent.
